Basements have their own rules. Concrete slabs release moisture for years, sometimes decades. They are rarely level. They are colder than the rest of the house. Flooring specified for an upstairs room will fail down here.
Test the slab first
Before anything goes down, the slab needs a moisture test. The simple version is taping a 2-foot square of clear plastic to the slab and leaving it 72 hours — condensation underneath means active moisture. For a proper number, a calcium chloride or relative humidity probe test gives a measurement rather than an impression.
Why porcelain is the right answer
Porcelain absorbs 0.5 percent water or less. Slab moisture, a leaking washer, a spring thaw backing up a floor drain — none of it damages porcelain. Compare that with engineered hardwood or laminate, which will cup and delaminate, or carpet, which will hold moisture and grow mould.
What the installation needs
- Crack isolation. Slab cracks are normal. They also move. A membrane isolates the tile from that movement.
- Levelling. Basement slabs are poured to drain, not to be flat. Self-levelling compound is almost always needed, particularly for large format tile.
- An uncoupling membrane rated for below grade.
- Consider heating. A basement floor is cold whatever you put on it. In-floor heating is the difference between a finished basement and a used one.
What it costs
$14 to $24 per square foot installed, with slab preparation as the main variable. A badly out-of-level slab can add $3 to $6 per square foot in levelling compound alone.
If the basement actually leaks
Fix that first. No flooring system solves a water ingress problem — it just hides it while the damage continues. Address grading, downspouts, weeping tile or the crack itself, then floor it. We will tell you honestly if we think that is what you are looking at.
