We are based on Doric Street, so Ajax is the housing stock we know best. The town divides cleanly into two eras, and they are genuinely different jobs.
North of the 401: 1970s to 1990s
Westney Heights, Applecroft and the older parts of Nottingham are largely 1970s through 1990s construction. What we typically find:
- Plywood subfloors that have been through thirty-plus winters. An uncoupling membrane is essential. We do not quote these floors without one.
- Original 1980s ceramic in kitchens and entries, often over a bed of thinset that takes real effort to remove cleanly.
- Some floor deflection, particularly in second-storey bathrooms with longer joist spans.
- Small original bathrooms where the layout is worth reconsidering while everything is open.
South of the 401: newer builds
Discovery Bay, Duffin’s Bay and the newer south Ajax developments have flatter, more consistent subfloors. These are good candidates for large format tile, which needs a subfloor flat within 1/8 inch over 10 feet. In an older home that usually means levelling compound. In a newer Ajax build it often does not.
The most common Ajax job
Kitchen and entry floor together, in a home where the original ceramic has cracked along the grout lines. The crack pattern almost always tells us the subfloor was tiled directly with no membrane. Once we lift it and put a membrane down, the same floor does not crack again.
What it costs here
Same as the rest of our service area — $14 to $24 per square foot installed for floors, $900 to $2,400 for a backsplash, $4,500 to $9,500 for a full tiled shower. Being local means no travel premium and we can drop in mid-project without it costing you.
