Whitby and Brooklin: New Subdivisions vs Village Homes

Whitby is fifteen minutes from us and one of our busiest areas. It also has a clean split between two very different kinds of housing.

The 2000s subdivisions

Pringle Creek, Rolling Acres, Williamsburg and most of the growth from that period. Large open main floors, consistent modern subfloors, predictable joist spacing.

These are the best candidates in Durham for large format tile. The subfloors are usually flat enough to need minimal levelling, and the open floor plans are exactly where fewer grout lines make the biggest visual difference. A 24×48 porcelain across a main floor in one of these homes looks genuinely excellent.

Brooklin village

Older stock, some of it considerably older. Here we are back to levelling compound, layered flooring and layout planning around rooms that are not quite square. Closer to the Oshawa or Scarborough work than to the Whitby subdivisions ten minutes south.

Port Whitby

A mix, with some 1950s and 60s waterfront properties that need the same careful assessment as the older Pickering waterfront homes.

What Whitby clients ask for most

  1. Main floor porcelain, usually large format, replacing builder-grade tile or laminate
  2. Ensuite shower upgrades — replacing the builder acrylic surround with a proper tiled shower
  3. Backsplashes, often alongside a counter replacement
  4. Basement finishing

A note on builder-grade tile

The 12×12 ceramic in a lot of these homes was installed fast, frequently without membrane. When we lift it we often find hollow-sounding sections and cracks along grout lines. That is not bad luck — it is what happens when tile is bonded straight to plywood. Doing it properly the second time is why it does not happen again.
